Common Owner Questions
A: Property management fees vary depending on the property and the services required. Going Coastal Properties provides a clear management proposal that outlines management, leasing, renewal, and any other applicable fees before you make a commitment. Our goal is to provide professional management that protects your property, reduces the demands of ownership, and helps maximize the long-term performance of your investment.
A: Many well-positioned rental properties in Georgetown County attract interest quickly, but the exact timing depends on location, condition, rental rate, amenities, and current market demand. We evaluate the property, recommend a competitive rental rate, professionally market the home, respond promptly to inquiries, and conduct showings. Our goal is not simply to find the fastest resident, but to place a well-qualified resident at an appropriate market rent.
A: We combine local market knowledge with current rental data, comparable properties, location, property condition, amenities, recent leasing activity, and current supply and demand. We then recommend a rental rate designed to balance rental income with the importance of minimizing unnecessary vacancy.
A: Yes. Resident screening is one of the most important parts of professional property management. Applicants are evaluated using consistent screening criteria that may include credit history, background screening, rental history, income and employment verification, ID verification, criminal records check and other applicable qualification requirements. All applicants are processed consistently and in accordance with applicable Fair Housing requirements.
A: Owner distributions are generally made electronically through ACH according to our regular monthly disbursement schedule. Owners also receive detailed financial statements showing rental income, management expenses, maintenance charges, and other property activity. Statements and other important documents are also available through our online Owner Portal.
A: Going Coastal Properties handles the day-to-day responsibilities of managing your rental investment, including rental analysis, marketing, showings, resident screening and placement, lease administration, rent collection, maintenance coordination, property inspections, financial reporting, lease renewals, and resident communication. Our goal is to allow you to remain informed and in control without having to manage the property yourself.
A: Residents can report maintenance issues through our management system, allowing requests to be documented, tracked, and addressed efficiently. Our team evaluates the request and coordinates the appropriate repair using qualified service providers and affiliated service resources when appropriate. Owners are kept informed in accordance with the authorization terms established in their management agreement.
A: Your management agreement establishes the amount of repair work we may authorize without additional approval. When a repair is expected to exceed that amount, we will generally contact you before proceeding. Emergency situations or repairs necessary to protect the property or its occupants may require immediate action.
A: Yes. Property oversight is an important part of protecting your investment. Our management program includes documented move-in and move-out inspections as well as periodic property inspections as provided by your management plan. These inspections help identify maintenance concerns, document property condition, and address issues before they become larger problems.
A: Yes. Before a lease renewal, we evaluate current market conditions and the property's rental performance and make a recommendation regarding the renewal rate and lease terms. When appropriate, we coordinate the renewal with the resident and prepare the necessary lease documentation.
A: Going Coastal Properties follows a consistent process for rent collection and lease compliance. When a resident fails to meet the terms of the lease, we communicate with the resident, provide required notices, document the issue, and take the appropriate next steps in accordance with the lease and applicable law. When necessary, we can coordinate additional legal action on the owner's behalf.
A: Yes. We can often assume management of an occupied property. Our team will review the existing lease, resident account information, security deposit documentation, property records, and other relevant information and coordinate the transition with you, the resident, and the previous management company when applicable.
A: Yes. Our Owner Portal provides convenient online access to important property information, including financial statements, lease documents, inspection information, maintenance activity, and other management records. This gives owners the benefit of professional local management combined with convenient access to information about their investment.
A: Yes. Our local market knowledge can be particularly valuable before an investment purchase.
