All applications are processed consistently in accordance with applicable Fair Housing requirements.
A: Applicants should be prepared to provide identification, income or employment information, residential and rental history, contact information, and any other documentation required as part of the application process. Assistance animals are handled separately in accordance with applicable Fair Housing requirements. Please contact us before bringing any animal into a rental property.
A: Residents can conveniently make payments through the Going Coastal Properties Resident Portal. Your lease will identify your rent amount, due date, and other payment requirements. The portal provides a convenient way to manage your rental account online.
A: The Resident Portal is your primary online resource for managing your rental account. Depending on the available features, residents can make payments, review account information, access lease documents, submit maintenance requests, and communicate important information to our management team.
A: Non-emergency maintenance requests should be submitted through the Resident Portal whenever possible. Please describe the problem clearly and provide photographs when helpful. Using the portal creates a record of the request and allows our team to track the repair through completion.
A: Maintenance emergencies involving an immediate threat to people or significant damage to the property should be reported immediately using the emergency contact instructions provided by Going Coastal Properties. Examples may include significant uncontrolled water leaks, serious electrical hazards, or other situations requiring immediate attention. For fire, medical emergencies, or other life-threatening situations, call 911 first.
A: Property owners are generally responsible for normal property maintenance and repairs. Residents may be responsible for damage caused by misuse, negligence, unauthorized alterations, or other circumstances described in the lease. If you are unsure, submit the maintenance request and our team will evaluate the situation.
A: Changes to the occupants of a rental property require prior approval from Going Coastal Properties. Additional adult occupants may be required to complete an application and meet applicable qualification requirements before being added to the lease. Please contact us before anyone not listed on the lease moves into the property.
A: Before the end of your lease, Going Coastal Properties will communicate with you regarding available renewal options when applicable. Renewal terms, including any changes in rental rate or other lease provisions, will be provided for your review before a new agreement is completed.
A: Review the notice requirements in your lease and provide the required written notice. Our team will provide move-out instructions covering the return of keys, cleaning expectations, utilities, forwarding information, and the move-out inspection. Following these instructions carefully helps make the transition as smooth as possible.
A: After the tenancy ends, the property is inspected and its condition is compared with available move-in documentation. Any allowable deductions are documented, and the remaining security deposit and applicable accounting are handled in accordance with the lease and applicable South Carolina law.
